As a first time buyer am I able to get a mortgage based on my income as a Foster Carer?
YES! There are lenders who will allow first time buyers to obtain a mortgage solely based on fostering income. Borrowing will be subject to affordability.
What size deposit will I require as a foster carer and a first time buyer?
This will depend on location in the UK and the length of time you have been fostering. A minimum of a 5% deposit is required if you have been fostering for 2 years. Often a slightly higher deposit will be required if you have been fostering for less than 2 years.
As a first time buyer how long do I need to have been fostering for?
In England and Wales you will only need to have been fostering for 6 consecutive months for your fostering income to be taken into consideration. Currently in Scotland and Northern Ireland you will need to have a minimum 2 years history of fostering for lenders to consider your income.
Can I obtain a mortgage as a first time buyer when I have little to no credit history?

I have started fostering since taking out my mortgage; can I use my fostering income for affordability?
Completely! In England and Wales you will only need to have been fostering for 6 consecutive months for your fostering income to be taken into consideration. Currently in Scotland and Northern Ireland you will need to have a minimum 2 years history of fostering for lenders to consider your income.
Can I use my fostering income to raise equity against my property?
Yes! Your income as a foster carer will be factored into affordability. Lenders will allow capital raising for many legal reasons. Loan to value caps may be imposed depending on the reason for the capital raising.
Can I use my fostering income to raise equity against my property to buy a second residential property or BTL?
Of course. In relation to a second residential property costs from both properties will be taken into consideration. Mortgages for second residential properties for foster carers are available with a minimum of a 10% deposit subject to location, length of time fostering and affordability.
With BTL properties affordability will be more heavily focused on rental income and a minimum of a 25% deposit will be required.
Can I use my fostering income to raise equity against my property for debt consolidation?
Lenders will allow debt consolidation based on fostering income subject to affordability. It is important to take advice in relation to securing debt against your property and the implications of this.
